Mid-term letting

Mid-term letting refers to rental stays longer than three weeks but under six months. Unlike traditional long-term leases, mid-term bookings do not require a formal lease agreement, providing both flexibility for owners and convenience for tenants.

Similar to short-term rentals, mid-term stays are typically booked through platforms such as Airbnb. Depending on the length of stay, a reduced nightly rate may be offered, while L’Abode Accommodation’s management fees adjust according to the lease length to secure maximum rental income for you.

Bookings 21 days in length or longer represented more than 60% of L’Abode Accommodation’s total booking revenue in 2021. We are well placed to search for the best guests for your apartment. Mid-term guests are searching for well-appointed, fully furnished properties with utilities already set up. Properties we describe as ‘move in ready’.

Mid-term letting suits properties in a strata development with building restrictions and any minimum night stay restrictions (typically 90 nights). As an owner, mid-term letting can give you more peace of mind, if you would prefer one or two trusted guests rather than multiple guests coming and going from your main residence. At the same time, you can benefit from seasonal pricing, which should help boost your annual rental income to beat, or match, a traditional annual lease.
