What We Love
Exposed sandstone, warm-toned walls and a mix of classic and contemporary furniture give this Potts Point studio a strong sense of character. This garden flat has its own private entrance, with direct access to a small garden and the communal courtyard. Heated floors add an extra layer of comfort throughout the home.
The living area is centred around a wall-mounted TV, generous leather sofas, with sculptural lounge chairs, a dark timber dining table, patterned rugs and an eclectic selection of artwork and decorative pieces adding depth throughout. The styling feels personal and considered, with a balance of vintage elements and contemporary design.
The open-plan layout begins at the dining area on entry, flowing through to the kitchen and continuing towards the laundry and powder room. The compact, fully equipped kitchen is fitted with a Bosch oven, induction cooktop and a benchtop stacked with an Aarke Carbonator, and Dualit kettle and toaster.
Beyond the living area, the bedroom is screened by floor-length linen curtains, allowing the space to be opened up or closed off for privacy. The bedroom is also complete with its own wall-mounted TV. A freestanding black bath sits at the foot of the bed, while a separate shower and vanity are positioned alongside. The enclosed water closet is set apart from the main bathroom area.
Set in one of Potts Point’s quieter pockets, the studio is surrounded by the area’s best-known cafés, restaurants, wine bars and local spots. Kellett Street, Challis Avenue and Llankelly Place are all within an easy walk, while Macleay Street offers everything from everyday essentials to some of Sydney’s most acclaimed dining. Kings Cross Station is also nearby, making the CBD and wider Sydney easy to reach by train.
The Common Area
The patio opens into an delightful private courtyard shared by the residents in the immediate community. Adjacent to this space is the Cassandra Bird Gallery, a world-renowned art gallery that occasionally hosts intimate events in the courtyard, such as jazz nights and small gatherings. Guests are more than welcome to join these events.

The Neighbourhood
- Cafes & DIning: The immediate area is well served by excellent cafés and restaurants. Ezra on Kellett Street is a standout for modern Eastern Mediterranean dining, while Room Ten is a local favourite for coffee tucked away on Llankelly Place. Fratelli Paradiso on Challis Avenue is a Potts Point institution for Italian. For something more leisurely, The Butler combines polished dining and cocktails with views across the city.
- Lifestyle & Leisure: Potts Point is made for exploring on foot, with leafy streets, heritage architecture, small galleries, boutiques and a lively bar scene woven through the neighbourhood. Fitzroy Gardens is close by for a quieter break, while the harbour and Beare Park are within walking distance in neighbouring Elizabeth Bay. Kings Cross Station is approximately 600m away, making it easy to leave the neighbourhood behind when heading into the city.

Getting Around
- Public transport: Kings Cross railway station, on the T4 line, is an easy walk from Kellett Street and reaches the CBD in around five minutes. Bus 311 also stops nearby, connecting to the CBD, Museum Station and Martin Place.
- Uber: Rideshare services such as Uber are readily available in this area, making getting around quick and convenient at any time of day.
- Car share (GoGet): We recommend GoGet car share as a hassle-free alternative to bringing your own car. This property does not include parking, but GoGet operates a dedicated pod at Kings Cross station, a short walk away. Cars can be hired by the hour, day or week, are easy to book via the app, and once signed up you can collect the key or card access quickly and easily.
