Short Term Letting

Short-term letting allows you the full flexibility of using your property whenever you like whilst maximising your rental income during times when your property is empty.

A short-term rental strategy has your home occupied only for as much time of the year as you choose. You have complete flexibility on how much your property is used.
A desirable characteristic of opting for short-term letting is that you should achieve better rental incomes and can expect between quarter if not double the annual returns you would see on a long term tenancy rental agreement. With a short-term rental strategy, you can take advantage of seasonal demand and optimise on peak-season pricing with your short-term tenants.
Coupling the maximum rental income achieved at peak times with L’Abode’s policy of matching your management fees to the length of stay you secure, your overall income is expected to exceed that of a traditional lease. Guests are not locked into a residential tenancy agreement so any troubles and guests can be ousted unlike a tenant that is locked into a tenancy agreement where a tribunal application would be required in order to evict a tenant.
Short-term letting is a great strategy to adopt especially if you own a home in a scenic spot where the tourist population is high, and you only want to use your home occasionally throughout the year or this is your investment property and you want to maximise returns.

Mid-term letting

Mid-term bookings are rental stays that are longer than three weeks but under 6 months in length. These bookings can extend to similar periods as normal long-term rental leases (6-12 months) however are distinguished by the absence of a formal lease agreement.

Similar to short-term rentals, mid-term stays are generally booked through accommodation platforms such as Airbnb. Depending on the length of stay, a lower nightly rate may be negotiated with the guest as a special offer to secure occupancy for your home. Similarly, the L’Abode management fees will vary based on the lease length in your property to secure a maximum income for you.

Bookings 21 days in length or longer represented more than 60% of L’Abode Accommodation’s total booking revenue in 2021. We are well placed to search for the best guests for your apartment. Mid-term guests are searching for well-appointed, fully furnished properties with utilities already set up. Properties we describe as ‘move in ready’.

Mid-term letting suits properties in a strata development with building restrictions and any minimum night stay restrictions (typically 90 nights). As an owner, mid-term letting can give you more peace of mind, if you would prefer one or two trusted guests rather than multiple guests coming and going from your main residence. At the same time, you can benefit from seasonal pricing, which should help boost your annual rental income to beat, or match, a traditional annual lease.

We have the flexibility to accommodate long term tenants and longer-term stays 3 – 12 month stays and tenancies and enjoy top rental rates.

Flexi-letting

We take into consideration the 180-night limit implemented by the NSW letting legislation, but are in a position to shorten the minimum nights should there be a gap that needs to be filled. We also hike the peak rates in order to compensate for any shorter bookings. We couple this with a varying management fee depending on the length of stay in order to ensure you achieve the maximum rental yield. 

Depending on the market we flip from short-term to long-term and vice versa. We work out the optimal rental plan depending on the time of year the property first becomes available. For instance, if the property became available in winter (May) we would fill the property with a long-term tenant for 6 months, to take us through to November. Then we would flip the property to short-term rentals between November – March (the busy peak and high tariff seasons). Following this, we would assess the market for the property at the end of Jan / Feb in order to work out if we keep the property on a short-term or long-term rental income. Our dynamic pricing means flexi-letting is a no lose option, as you should secure more rental income than with a traditional long-term tenant.

This is the hybrid we have in place to achieve maximum income for owners and 100% occupancy rates. 

Flexi-letting is a model where we ask owners to ‘leave it up to us’ to maximise their return. Flexi-letting suits an investment property that is available all year round.
